R&M Properties is currently exploring converting an outdated and underutilized site into homes for our communitys seniors in Downtown Redwood City. We are seeking community input around the future of the current 910 Marshall site.

The project presents numerous opportunities to serve Redwood City in the decades to come: new local retail and desperately needed housing for our citys seniors.

Why Senior Housing?

We all deserve the ability to age with dignity and with the proper support needed to thrive. It is estimated that the population of those 75 and older in San Mateo County will more than double in just the next twenty years. At the same time, the new senior housing has only marginally increased in the Bay Area, lagging far behind the projected demand.

Our proposal will help meet the projected surge of housing demand as our population ages.

The Redwood City Housing Element encourages the provision of more innovative housing types that may be suitable for the senior community, including shared housing arrangements, community care facilities, supportive housing, and assisted living for seniors.” Furthermore, in the city’s approved Housing Element, the city identifies 910 Marshall St. as an underutilized prime housing development site.

Located in Redwood City, our project offers residents safe and convenient access to the vibrant downtown Redwood City, allowing them to remain connected to the broader community and engage directly with neighboring small businesses.

About the Density Bonus

The State Density Bonus Law is a mechanism that allows developers to obtain more favorable local development requirements in exchange for offering to build housing, including senior housing. Our project qualifies for a density bonus, which provides a package of incentives intended to help make the development of housing economically feasible.

To meet the demands for senior housing and to ensure that our project is economically feasible, we have decided to pursue the density bonus. This also allows us to include other uses that may not otherwise be economically feasible, such as community-serving retail.

With the density bonus, we will be able to provide 222 units of senior housing.
